In NSW, end-of-lease cleaning is governed by the Residential Tenancies Act 2010, which requires tenants to leave the property in a reasonably clean condition similar to when they moved in, allowing for fair wear and tear. Tenants are responsible for cleaning areas such as kitchens, bathrooms, floors, windows, and any outdoor spaces. Landlords or agents cannot demand more than what was agreed upon in the condition report, and extra cleaning requirements are only enforceable if clearly stated in the lease. Both parties can refer to the entry condition report to assess cleanliness, and disputes over bond deductions can be resolved through the NSW Civil and Administrative Tribunal (NCAT).
